Business Development Manager – Retail Operations

Job Summary

We are seeking a results-driven Business Development Specialist/Manager for Convenience & Retail Store Expansion to identify, evaluate, and secure new store locations while driving strategic partnerships and market growth. The role is responsible for site acquisition, lease negotiations, market analysis, and coordinating cross-functional teams to ensure successful store expansion and operational readiness.

The ideal candidate has strong experience in retail expansion, real estate negotiations, market research, and relationship management within the convenience store, retail, or food service industry.

Key Responsibilities

• Identify and evaluate potential locations for new convenience and retail store expansion.
• Conduct market research, demographic analysis, traffic studies, and competitor assessments.
• Build and maintain relationships with landlords, brokers, developers, mall operators, and local government units.
• Lead lease negotiations, site acquisition, and contract management processes.
• Coordinate with operations, construction, legal, finance, and marketing teams for project execution.
• Monitor store performance and recommend expansion strategies based on sales and market trends.
• Prepare business cases, feasibility studies, and expansion proposals for management approval.
• Ensure compliance with zoning, permits, licenses, and regulatory requirements.
• Track expansion pipeline, timelines, budgets, and project milestones.
• Identify strategic partnerships and business opportunities to support company growth.
• Conduct regular site visits and territory mapping.
• Provide reports and presentations to senior management regarding expansion progress and market opportunities.

Qualifications

• Bachelor’s degree in Business Administration, Marketing, Real Estate Management, Entrepreneurship, or related field.
• Minimum of 5 years experience in business development, retail expansion, site acquisition, or real estate leasing.
• Experience in convenience store, retail, food service, or FMCG industry is highly preferred.
• Strong negotiation, networking, and relationship management skills.
• Knowledge of market analysis, feasibility studies, and retail site selection.
• Familiarity with lease contracts, permits, and local business regulations.
• Excellent communication, presentation, and project management skills.
• Proficient in Microsoft Office, Google Workspace, and data analysis/reporting tools.
• Ability to work independently and manage multiple projects simultaneously.
• Willing to travel frequently for site inspections and business meetings.
• Goal-oriented, analytical, and highly organized.

Pay: Php100,000.00 - Php120,000.00 per month
