Throughout my on the job training. I completed a challenging position at Ayala Property Management Corporation as a building engineer. I have developed strong problem-solving skills, honed my ability to manage conflict and deal with demanding individuals. Taking over of the position in the absence of the building engineer is the hardest part of the job. I enjoy socializing with the contractors because I learn many things about their job.
6 days a week working days. No work-life balance. Under agency, less benefits. 5 Vacation Leaves ONLY. 5 Sick Leaves ONLY. No hazard pay during pandemic. No work no pay policy. Increase depends on your Property Manager but the Agency promises you to have an increase every year, but in the end the Property Manager will decide. I hope they implement their 'malasakit' policy in their employees too, not only to their clients.
No MALASAKIT to their employees.
In this company, it is a challenge to be able to encounter problems not related to your field and identify solutions in it. As an intern, they provide scheduled task to do everyday which makes it to be an efficient way in learning their work.
Most technical skills are not really used.

As an intern, we would inspect the daily checklist for each equipment that the building uses. From cooling towers, air handling units, day tank, mother tank, chillers etc. We learned the applications of each equipment and how to maintain them.

• Conducts daily physical inspection of the building and its facilities to ensure compliance with housekeeping and maintenance standards. • Plans and implements comprehensive preventive maintenance program for the essential building services and facility equipment operation. • Develops and recommends short term and long term plans for the operation, maintenance, capital asset preservation and upgrade for property value enhancement • Prepares, implements and monitors budget allocation for labor, repair and maintenance, as well as material and utilities cost to achieve cost savings. • Amenable on a 24-hour, 7-day on call-basis as principal respondent to emergencies and extraordinary incidences that may arise in the building. • Ensures that all house rules and regulations pertaining to parking, security, move-ins and move-outs of tenants and other related policies are strictly implemented. • Monitor monthly financial reports including building expenditures and payments of tenants. • Stays abreast with the latest trend, industry’s best practice and technology on building maintenance and administration for possible implementation. • Monitors and evaluates life cycle of assets from acquisition, installation and use to disposal of fixed assets – furniture, fixtures and equipment. • Conducts an annual physical inventory of the existing building maintenance tools and equipment and ensures that these are all accounted for. • Monitors contract of lease of tenants and maintains an updated registry of the same. • Oversees the activities of outside contractors on major maintenance - more...
