ABOUT BRAMLETT PARTNERS

============================================================

Bramlett Partners is the fastest-growing independent residential real estate brokerage in Austin, TX. We support approximately 148 agents who close 1,300+ transactions and over $775M in volume annually. Our operating philosophy: amazing client service drives 5-star reviews and referrals. Technology, content, and systems are how we scale that standard without adding complexity.

We are a technology-forward brokerage. Every team member is expected to use AI daily to work faster, smarter, and more independently.

============================================================

ROLE SUMMARY

============================================================

You will be the video editing engine behind Bramlett Partners' content marketing. You report directly to Karly and collaborate in real time with her on every project. Your job is execution: take raw interview footage, B-roll, and photos and turn them into clean, story-driven videos that get our agents and the Austin neighborhoods we serve in front of the right audiences.

Beyond video, you will also produce supporting graphic design assets in Canva — video cover images, award and publication-feature posts, and brand-aligned carousels — using Karly's brand guide as your reference. Video editing is the primary role; design is a meaningful secondary responsibility, not an afterthought.

This is a hands-on creative role. Karly is currently doing all of this editing and design herself, which means she is in the weeds instead of focused on grander marketing campaigns. Your success is measured by how much creative work you take off her plate without dropping quality. By day 90, the goal is that Karly is reviewing your cuts and designs, not making them.

This role requires good judgment and taste. Transcripts, AI captions, and editing tools are starting points — they are not decision-makers. You will be expected to feel pacing, hear when a cut lands, and recognize when an interview moment needs to breathe versus when it needs to be tightened. If you have edited a lot of video and have strong instincts about story, this role is for you. If you are looking for a checklist-execution job, this is not the right fit.

SEE OUR WORK

------------

Before applying, study our existing video and design work:

- Instagram: https://www.instagram.com/bramlettpartners/

- YouTube: https://www.youtube.com/@bramlettpartners

This is the visual standard, tone, and pacing you will be matching and elevating. If you cannot deliver work at or above this level, this is not the right role for you.

SCOPE AND PHASING

============================================================

PHASE 1: DAYS 1-30 (ORIGIN STORIES)

- Learn Karly's editing style, prebuilt templates, and brand standards inside and out

- Take ownership of agent origin story edits — interview cuts, B-roll layering, music, captions

- Deliver one published-quality origin story per week by day 30

- Begin producing video cover images and basic graphic assets in Canva using the brand guide

- Daily video check-ins with Karly to review cuts, get feedback, and learn the judgment model

- Get fluent with CapCut, Epidemic Sound, Canva, and Karly's existing template library

PHASE 2: DAYS 31-60 (ADD BUSINESS PROFILES)

- Take over business profile editing (interview + B-roll). Target 3 published profiles per month

- Begin owning the full creative pipeline for origin stories — Karly reviews final, not first cuts

- Take ownership of recurring graphic design work: video covers, award/feature posts, "about us" carousels

- Identify recurring B-roll needs and flag gaps for future filming

- Daily check-ins continue but shorten as you demonstrate independence

PHASE 3: DAYS 61-90 (ADD NEIGHBORHOOD SPOTLIGHTS)

- Take over neighborhood spotlight edits (combining multiple business profiles + neighborhood B-roll)

- Deliver 1 neighborhood spotlight per month

- Earned autonomy on origin stories — Karly reviews only when you flag for review

- Own the design pipeline end-to-end for recurring formats; Karly reviews one-offs

- Daily check-ins transition to weekly 1:1s

- (Stretch) Begin shadowing podcast editing in Riverside if Karly decides to shift ownership of that workstream

============================================================

CORE RESPONSIBILITIES

============================================================

ORIGIN STORIES

- What you own: Edit agent origin story videos from interview footage + B-roll + photos. Cut to a clean narrative arc, layer B-roll, score with music, add captions and on-screen elements.

- Success metric: One origin story published per week. Day-30 target: own this end-to-end.

BUSINESS PROFILES

- What you own: Edit local business profile videos (interview + B-roll). Match tone of the business, build a story, deliver social-ready cuts.

- Success metric: 3 business profiles published per month. Day-60 target: own this end-to-end.

NEIGHBORHOOD SPOTLIGHTS

- What you own: Combine multiple business profiles + neighborhood B-roll into a longer-form spotlight piece. Strong pacing, clear story, music that elevates.

- Success metric: 1 neighborhood spotlight per month. Day-90 target: own this end-to-end.

GRAPHIC DESIGN (CANVA)

- What you own: Produce supporting design assets — video cover images, award and publication-feature posts, "about us" carousels, and one-off brand-aligned graphics. Recurring formats use templates; one-offs are built from scratch using the brand guide.

- Success metric: Designs match brand standards on first pass. Karly approves rather than rebuilds.

B-ROLL + ASSET MANAGEMENT

- What you own: Review raw footage, log usable B-roll, organize project files in Drive so the team can find anything fast.

- Success metric: Zero lost or unfindable assets. Project files organized to a documented standard.

CAPTIONS + ON-SCREEN ELEMENTS

- What you own: Generate AI captions in CapCut, match Karly's prebuilt template, add lower-thirds and on-screen graphics consistent with brand.

- Success metric: Captions are accurate, on-brand, and require minimal Karly edits.

MUSIC + SOUND DESIGN

- What you own: Select and customize tracks (Epidemic Sound) that match tone and elevate the edit. Cut/loop tracks cleanly.

- Success metric: Music choices land without rework. Audio levels mixed cleanly across dialogue, B-roll, and music.

============================================================

AI PROFICIENCY REQUIREMENTS

============================================================

This is a hard requirement, not a nice-to-have. Every member of the Bramlett Partners team uses AI daily. You will be evaluated on your ability to use AI to work faster, generate better first drafts, and elevate your creative output.

MINIMUM EXPECTATIONS:

- Proficient with Claude or ChatGPT for transcript review, story structuring, copy drafting, and creative ideation

- Able to write effective prompts that produce usable first drafts (not just "write me a caption")

- Comfortable using AI to summarize long interview footage and identify the strongest soundbites

- Willing to experiment with new AI tools and creative workflows without hand-holding

WITHIN 90 DAYS, YOU SHOULD BE ABLE TO:

- Use Claude to scan interview transcripts and propose narrative outlines for Karly's review

- Build simple Claude Projects with reference material for recurring video formats

- Suggest AI-powered creative or workflow improvements to Karly

============================================================

REQUIREMENTS

============================================================

MUST HAVE

- Strong demonstrated video editing portfolio. We will watch your work.

- Strong storytelling instincts and a clear sense of pacing — particularly for interview-based content where the subject may be awkward on camera. You can find the story and cut to it.

- Proficiency in CapCut, Adobe Premiere Pro, or similar professional editing software

- Comfort with B-roll layering, slow-mo treatments, and frame-rate work (CapCut: slow B-roll to .70 with optimal smooth — or equivalent technique in your editor of choice)

- Music selection and sound design competence — familiarity with Epidemic Sound or similar a plus

- Proficiency in Canva. You will build video cover images, social posts, award and feature graphics, and brand-aligned carousels weekly. Brand guide will be provided after screening.

- Excellent written and spoken English. You will collaborate with Karly in real time via phone and video calls.

- Demonstrated AI proficiency (Claude, ChatGPT, or equivalent). You will be tested in the interview.

- Reliable internet, professional home office setup, and a workstation capable of handling video editing workloads

- Ability to overlap with Austin, TX business hours (CT/UTC-6) for a minimum of 6 hours daily

- Strong attention to detail. Captions, lower-thirds, and on-screen elements need to be accurate and on-brand.

NICE TO HAVE

- Experience editing real estate, lifestyle, or brand documentary content

- Adobe Photoshop, Illustrator, or other professional design software experience

- Familiarity with Riverside (we currently use it for podcast editing only — open to expanding ownership of that workstream)

- Experience with motion graphics, lower-thirds templates, or basic After Effects work

- Color correction and grading experience

- Experience with social-first vertical formats (Reels, TikTok, Shorts) in addition to long-form

DISQUALIFIERS

We will not move forward with candidates who:

- Do not have a video editing portfolio we can review

- Cannot present professionally on camera with clear, understandable English (Karly collaborates with you in real time — voice and presence matter)

- Have no demonstrated experience using AI tools in a work context

- Require constant direction. This role demands creative judgment within Karly's brand guardrails.

- Cannot commit to consistent Austin business hours overlap

============================================================

AUTHORITY AND DECISION RIGHTS

============================================================

- First-pass cuts (origin stories, business profiles): Full authority. Deliver complete first cut for Karly review.

- Final cut sign-off: Karly approves all final cuts in first 60 days. Earned autonomy on origin stories after day 60.

- Music selection: Full authority on track selection. Karly can veto.

- B-roll selection: Full authority. Karly reviews on first cut.

- Graphic design (recurring templated formats): Full authority on first draft. Karly reviews before publish.

- Graphic design (one-off pieces, awards, features): Karly approves before publish in first 90 days.

- Anything published to brokerage social channels: Karly approves before publish. Always.

- Schedule changes, scope changes, new series ideas: Propose to Karly. Do not implement unilaterally.

============================================================

TOOLS YOU WILL USE

============================================================

- CapCut — Primary editor. Karly's preferred tool. Used for all short-form and most long-form work. (Learn by Week 1)

- Epidemic Sound — Music library. Custom track length and flow. (Learn by Week 1)

- Canva — Primary design tool. All graphic design work — covers, posts, carousels, one-off graphics — is built here against the Bramlett brand guide. (Learn by Week 1)

- Riverside — Podcast editing platform. Familiarity is a plus — podcast ownership may shift to this role over time. (Learn by Week 4, familiarity)

- Claude / Claude Projects — AI-assisted prompts for transcript review, copy drafting, and creative direction. Karly will share her Strategy, Design Inspo, and Copy projects. (Learn by Week 1)

- Google Workspace — Drive (footage + project files), Docs, Sheets. (Learn by Week 1)

============================================================

REPORTING AND COMMUNICATION

============================================================

DAYS 1-90

- Daily video check-in with Karly (15-30 minutes) to review cuts in progress, get feedback, and align on priorities

- Daily async written summary at end of your workday: what you completed, what is in progress, what is blocked

- Real-time availability during overlap hours for quick feedback loops on cuts in progress

- Escalation protocol: if unsure, ask. Default to over-communicating in the first 90 days.

AFTER 90 DAYS (EARNED AUTONOMY)

- Weekly 1:1 video call with Karly (30 minutes)

- Daily async written check-in continues

============================================================

WHAT SUCCESS LOOKS LIKE

============================================================

AT 30 DAYS

- You are publishing one origin story per week without quality issues

- You are fluent in CapCut, Karly's templates, Canva, and Epidemic Sound

- Karly is spending less time editing origin stories and producing video covers herself

- You have shown clear creative judgment on at least 4 published edits

AT 90 DAYS

- You own origin stories, business profiles, and neighborhood spotlights end-to-end

- You own recurring graphic design formats end-to-end; Karly reviews one-offs only

- Karly is reviewing your final cuts and designs, not making them

- You have proposed at least 2 creative or workflow improvements (using AI or otherwise)

- Karly considers you a creative collaborator she does not need to micromanage

- Daily check-ins have transitioned to weekly 1:1s

AT 6 MONTHS

- You are a trusted creative on the Bramlett Partners marketing team

- Karly is fully focused on grander campaigns because the recurring video and design pipeline runs without her in the weeds

- You are experimenting with new formats, AI-augmented workflows, and creative ideas without being asked

- (Possible) You have taken over podcast editing in Riverside if scope expanded in that direction
